New title requirements recently adopted by the American Land Title Association (ALTA) and the National Society of Professional Surveyors cover property surveyors nationwide, including in DeBary, FL. These new ALTA/NSPS survey requirements update the national standards that a land surveyor must use for providing title surveys. Title companies use our land title surveys to determine whether or not there are any encumbrances and/or restrictions on the property being insured. A land title survey is required by a licensed property surveyor in most real estate transactions.
Some of the revised minimum standards include the mandatory requirement for showing locations of utilities on the property such as manhole covers and utility poles; and, improved clarification of any abutting roadways. But perhaps the most significant change is the requirement that clients must now provide the surveyor with a zoning letter or report when requesting zoning classifications on the property survey.
In addition to providing accurate land surveys, we also provide elevation certificates to comply with the National Flood Insurance Program (NFIP) community floodplain requirements. Since Debary is surrounded by large bodies of water it is important that property owners hire a land surveyor to determine the elevation of their property. Also, a lender may require a property owner to obtain flood insurance as a condition of securing a mortgage. The elevation certificate is not only required to determine the flood hazard zone of the property, but it is also required for obtaining flood insurance through NFIP. You cannot obtain flood insurance without a valid elevation certificate from a licensed property surveyor.
